Look at it this way – you want to buy a second hand car and your budget is £5,000. You will want to know that
- it has a current MOT
- the engine size
- its performance
- if there is anything wrong with it
- the running costs
- the future maintenance costs
- service history
Most houses now are averaging £250,000 and yet you make the decision to buy a property with no information that you would automatically expect from your car purchase.
You would think that it would be the other way around – spending £250,000, bought as seen with little or no information and if you get it wrong its a lot of money to waste!
If a property doesn't have a Home Condition Report, buyers will wonder what the seller is trying to hide and surely you will want one on the next property that you are purchasing.
