The HIP Pack and the Energy Performance Certificate (EPC) does not include a survey of the property that could identify problems such as damp; wood rot; beetle infestation; structural damage or movement; health and safety issues or fire risk issues to name just a few that could cost thousands of pounds to put right. This is important information that you need to know before you commit to buy a property.

A Home Condition Report (HCR) gives you much more than a traditional Home Buyers report including:

• A 2 to 3 hour on-site inspection that covers structural movement, dampness, rot, building condition, subsidence, services, insect infestation, environmental and health & safety issues, and other important details of the property's condition which may affect your decision to proceed with the purchase. (This is a non-invasive inspection).

• A comprehensive report that assesses the condition of the property and services using a clear and simple 1-3 rating (where 1 is best) to let you know if any repairs are needed and, if so, whether they are serious.

•  Identifying issues that should be reported to your conveyancer such as:

                           Flooding , subsidence, mining and radon gas.            

• Recommendations for further investigation on serious defects  

A buildings reinstatement cost for insurance purposes.        

At a fraction of the cost of a full structural survey ~ putting you in a stronger position to negotiate with the seller.
